09-16-2026 A Baby Shower Regret and a Cabin in Hartsel
I have never seen so many adults try so hard not to throw up in front of each other.
The morning had actually started at the gym, with PR testing on deadlift, bench, and front squat, so by the time the baby food relay started that afternoon, I was already tired in a very different way. This weekend was Jill's baby shower, and it went off without a hitch, aside from the small detail that I forgot the mayo, the lettuce, and the cheese. We figured it out. The relay race was the highlight of the day, right up until I remembered I had personally chosen chicken-flavored baby food as one of the stations. Everyone was a great sport about it. A couple of kids came dangerously close to losing it but held on.

I first asked Jill back on April 9th if I could plan this for her. That is over five months of planning for one Saturday, and now it is just done. It is strange how fast that went.
None of it would have come together without Michelle, Jan, Victoria, Todd, Brian, Emily, and Andi, who all showed up to help with supplies and setup. Everyone who was still there at the end stuck around to help clean up, which made the whole thing so much easier than I expected. I appreciated it more than I probably said out loud.
This Week in Real Estate: My Real Estate Life
I am sending a thank-you gift to an agent I have never met.
My client had been working with him for months, seen a lot of homes, and it just was not clicking. We looked at two properties together and found the one, a cabin in Hartsel, that is now under contract. Sometimes you just get lucky. I actually encouraged her to stick with her original agent, and she tried, but in the end the client wants what the client wants. I do not know him, but he probably put a lot of gas into showing her houses that led nowhere, and I would want the same courtesy if the roles were reversed.
Elsewhere, one of my other transactions closes at the end of the month, and another, a new build, will not close until November. New builds have their own rhythm, so if you are thinking about one, give me a call.
I also have a listing going active today in Sedalia, priced strategically low because pricing is a strategy, and this market is not kind to sellers right now with interest rates where they are. We had not even posted photos yet, and people were already driving up the driveway to look. Photos went up yesterday. Showings start Saturday at the open house, so I will report back on how that goes.
My office also took a trip up the Argo Mine gondola this week after my team won a companywide competition for setting the most appointments, with drinks courtesy of Craig from Ascend Roofing and Sam from Land Title. Craig has become my go-to roofer lately. He just finished a roof on my upcoming West Ranch listing and checked two others for me, one in great shape and one that will probably need replacing before we list next year. He is honest and works well with insurance companies, which is rare enough that I will say it publicly: if you need a roofer, let me know.
The Market: Evergreen, Conifer & Pine Market Snapshot
Homes that took a price cut this week sat on the market more than ten times longer than homes that did not.
Eleven homes closed in Evergreen and Conifer this week, none in Pine. The homes that never took a reduction had a median of 9 days on the market. The ones that did had a median of 107. That gap is wider than it was last week, when it was 87.5 versus 20.
The median close price came in at $860,000, down from $912,500 last week. Median days on market across the whole group were 75, close to last week's 79. The median list-to-sale price ratio was 99.3 percent, up from 97 percent, so the homes that were priced right closed very near what they asked.
Seven of the eleven closings were in Evergreen, and four were in Conifer.
