09-23-2026 Sixteen Years, One Plate of Scallops, and a Bus Route to Bailey
Tag and I hit sixteen years of marriage this week, and I celebrated by ordering scallops for the first time in a long time.

We had dinner at Corinne in Denver, which was delicious, then took a walk around the 16th Street Mall before heading home. Sixteen years. Everyone says time goes fast. They're annoyingly right.
Not to be morbid, but one day I'm going to be dead. We all are. So what are we doing with the time we have? Are we leaving a mark, making a difference, making life better for the people next to us? I think it explains why some people get so unhappy later in life. Imagine looking back, knowing your time is running out, your body hurts, and it feels too late to change any of it. I'd be miserable too. That might be my worst nightmare.

So I've been thinking about legacy. I want to build something here in the foothills that matters and lasts. I don't know what yet. One idea is a nonprofit bus route connecting Conifer, Evergreen, Pine, and Bailey, so kids can get around without driving 285 and people can get to jobs in the next town over. Another is a real downtown in Conifer or Pine, somewhere you can walk and shop instead of driving to everything. Or helping the folks already working on a rec center, which would be pretty great.
I haven't told Tag any of this yet. He's always supportive of my crazy ideas, which is exactly why I ration them. He doesn't need to know the full inventory.
The rest of the week was book club with my book babes at the University Club in Denver, where I'm a recent new member, and my Sunday ladies walk. Saturday I'm going to Bed by 10, a dance party that runs from 4pm to 9pm for people who like to be asleep by ten. It's at The Church in Denver, a club I went to a couple of times in my twenties. Now I'm in my forties and I just want to dance sober and be in bed by 10.

This Week in Real Estate: My Real Estate Life
The market has officially entered wonky territory.
I priced two listings below market, or so I thought. One has had zero showings. The other is expecting an above-asking offer, sight unseen, any minute now. Same approach, opposite outcomes. I'd love to tell you I know what's going to happen next, but nobody does right now, including me.
It was a busy one overall. Two listings went under contract, two new ones hit the market, and I filmed the video for an absolutely stunning land listing I can't wait to show you.
The one I'm happiest about is Tag's grandma's condo, which is now under contract. I was a little worried about that one given the condo market. Now we just have to close it. Grandma is 99 and going strong, and she's living with Tag's mom now. They fixed up their house the best they could, added a walkway to the main level so she can skip a bunch of stairs, and gave her their primary suite so she has her own bathroom. I help families sell a parent's longtime home all the time. It's a different feeling when it's your own family.
Wednesday through Friday I'm in Vail for the Keller Williams Rocky Mountain Summit, my third year going. A bunch of ladies from my office are going, plus a few agents from other offices I'm excited to hang out with, including my friend Meg.
The Market: Evergreen, Conifer & Pine Market Snapshot
The only two homes that sold over asking this week were both in Pine.
One closed at $1,126,000 on a $1,100,000 list price after 4 days on market. The other closed at $770,000 on a $750,000 list price after 11 days.
Fourteen homes closed across Evergreen, Conifer, and Pine, up from eleven last week. Eleven were in Evergreen, two in Pine, and one in Conifer. The median close price was $903,750, up from $860,000 last week. Median days on market dropped to 49, down from 75. The median list-to-sale price ratio came in at 98.2 percent, down slightly from 99.3 percent.
The price reduction gap is still doing its thing. The eight homes that took a reduction along the way had a median of 104.5 days on market. The six that never cut their price had a median of 6 days. Last week that split was 107 versus 9.
One of those six, a 1934 home on Brook Forest in Evergreen, sold at full asking price after a single day on the market.
