Life Lately: A Week of Surprises

If there’s one thing I’ve learned, it’s that life gets more fun when you stop expecting it to go according to plan. Case in point: I booked a Breckenridge timeshare late at night, using a certificate, and managed to choose the wrong dates. Lesson learned, once again, that anything requiring detail and attention should not be done past my 9 pm bedtime. I’ve made this mistake before, like the time I filled out my India visa with the wrong passport number. Let’s just say my pulse hit the ceiling when customs pointed it out. Luckily, the travel gods were kind that day and waved me through.

But back to Breck. Since I’m now double-booked, I’m turning lemons into lemonade and giving away a stay at the Grand at Peak 8. Call me between 3 pm to 6 pm this Sunday at 303-328-8800 to enter. Bring a friend, nominate someone who could use a break, or just throw your own name in the hat. Four people max, October 19th through the 22nd, and the place has hot tubs, a pool with a slide, saunas, grills, a shuttle to town, even a dog-friendly option. Pretty sweet, right?

The rest of my week was filled with surprises too. I accidentally showed up a day early to a client’s housewarming party but scored a private tour of his incredible new cabin before the real party. When I did make it on the right day, it was even better: seafood boil, music, and meeting neighbors I had heard about during the whole build process. It felt like seeing the story come full circle.

And then there was beach tennis. Have you ever tried it? If not, picture tennis and volleyball having a really fun baby. I dragged the kids along, fully expecting Bridger to roll his eyes, but instead he woke up grinning and excited. Sterling, on the other hand, left me with a phone full of selfies. I’ll take the win. One happy teenager on a Sunday is about as rare as a unicorn sighting.

Meanwhile, Tag started a two-week night shift stretch for work. It’s tough on him, but the silver lining is that the schedule shift will make his upcoming trip to India a little easier. My heart still aches for his sleep schedule though. I know how miserable I get when mine is thrown off, but thankfully he’s far more patient than I am, so I think he’ll adjust just fine.


Real Estate Highlights: Water, Houses, and Market Shifts

Now for the real estate side of life. This week, I spent two hours troubleshooting what we thought might be a serious water issue at a client’s property. Turns out, it may just be a stubborn float in the storage tank, which is a much happier scenario than a dry well. I’ll be heading back soon to confirm, but the relief in the air was thick enough to bottle. Have you ever noticed how water, or the lack of it, can change everything about a property’s story?

On the listing front, I have some really exciting projects. First is a half-built home that’s ready for someone with vision. Buyers can either finish it themselves or let the seller wrap it up. It’s like a choose-your-own-adventure book, but for real estate. Then there’s the mid-mod stunner in Golden, sitting right at the base of North Table Mountain. That one has my design-loving heart skipping a beat.

The broader market is shifting too. After a slow summer, I’m seeing activity pick back up. I think buyers are realizing that interest rates won’t suddenly plunge and are rejoining the search. Honestly, it’s a great time to buy, especially if you’re also selling in the same market. Less competition means contingent offers actually have a shot, and I’d always prefer selling low and buying low over the stressful high-high dance.

So, here’s my wrap-up: the week was filled with unexpected wins, from beach tennis enthusiasm to problem-solving water mysteries.
