Real Life Circus, Now Featuring Tear Gas, Teen Drivers, and Mild Hiking

This week felt like my calendar got shoved into a blender and served over ice. Tag left for India, Adam started his new job with the unnamed mystery company, and I officially became the full-time family chauffeur. I do not mind driving, but the school car line requires the patience of a monk and the caffeine of a linebacker.

While sitting in that never-ending car line, I watched a teenager rear-end a car that bumped into the next one. The poor kid just sat there frozen, staring straight ahead, probably imagining his entire future evaporating. I felt awful for him, but I also saw my own future, and it involved my children not driving until they are 27. Maybe 30. My husband comes from a long line of clumsy people, and it has absolutely trickled into our boys. His poor mom recently fell off a garden wall and shattered her ankle so badly that she is now on a punch card program for surgeries. Meanwhile, I was a wild tomboy growing up and never broke a single bone. Not one. How is that fair?

To break up the chaos, I went to two NMH alumni events. First stop was The Pig and The Sprout in Denver, where we had the pleasure of watching a SWAT team disperse a crowd with tear gas. Nothing bonds alumni like shared confusion and burning eyeballs. Then we continued the tradition of Mountain Day at Red Rocks. In actual NMH life, Mountain Day meant a surprise announcement, no classes, a dance that very night, cake before bed, then a brutal, never-ending climb the next morning, followed by chili as a reward. Our alumni version is toned down. Now it is a casual walk, deep breaths, reminiscing, and the joy of seeing a familiar face from 27 years ago. That number blows my mind.

Back at home, Sterling continued Cotillion with a 50’s themed night while Bridger has been working hard in school and testing a few questionable life decisions. This is the phase, right? Let them learn the easy way while home is still their safety net. Meanwhile, I organized a last-minute ladies' hike called Mild Hike, Wild Women. I just made that name up. I like hikes that allow me to claim I hiked without needing oxygen or a helicopter rescue. I’m excited to connect with other women and make space for community. Real Estate, Also Known As Professional Plate Spinning

On the real estate front, I am working with the sweetest new clients who are moving up the hill to be closer to family after 30 years in their home. I am honored they chose me to guide them because it is emotional, messy, exciting, and overwhelming all at once. These are the relationships that remind me why I genuinely love what I do.

I currently have eight active listings, which is both energizing and mildly terrifying. I should have two closings this week, but surveyors are moving at the speed of cold maple syrup. Fingers crossed. As for the market, this week has been slower than expected. The government shutdown cooled momentum, pending transactions are down, and showings have leveled off. The annual mythical fall surge never arrived, and the market is sliding into year-end mode. Inventory is steady, price reductions are ticking up, and sellers who want to stand out should refresh photos and presentation before Halloween.

Buyers are curious but cautious, and sellers need to bring their A game. Our strongest window will be February through April, but well-prepared listings can still win in quarter four with the right strategy.

Between chauffeuring children, dodging tear gas, freezing teenagers in car line, rescuing ankle-shattering in-laws, and trying not to adopt eight new stress wrinkles, I am calling this week a win.
