Life in the Foothills
Halloween weekend always brings a touch of nostalgia, doesn’t it? This year, we carried on our long-standing tradition of trick-or-treating in Applewood. It’s getting busier each year, but that’s part of the fun. There’s something heartwarming about seeing both kids and adults fully embracing the spirit of the night — equal parts candy and creative costumes. I may skip the adult “treats,” but I’m more than happy to enjoy them vicariously through others.
Saturday brought a lovely showing that went smoothly, but Sunday stole the show with our second Ladies Hike. We remembered to take actual photos this time — proof that we do more than just talk about hiking! I’ll admit, hiking has never been my favorite pastime, but there’s something about chatting with a group of kind, funny, down-to-earth women that makes those inclines feel easier. We’ll skip next week since several of us are traveling, but November 16th can’t come soon enough.
On a tender note, our cat Ziggs snuck out on Saturday night and hasn’t returned. We’ve posted, searched, called, and hoped, but our hearts are heavy. I even stopped by the Foothills Animal Shelter this week to sit with the cats for a while. I thought it might help, but instead I found myself crying quietly in their adoption room, missing him even more. If you’ve ever lost a pet, you know that hollow space they leave behind. We’re still holding out hope he finds his way home.
In brighter moments, Tuesday marked the end of BOLD, a six-week mindset course with Keller Williams. On our last day, we literally broke through our limiting beliefs — each of us splitting a piece of wood with our bare hands. The sound of that crack was liberating. It was symbolic, yes, but it also reminded me how powerful it is when you stop doubting yourself and just go for it.
Foothills Real Estate Update
The Colorado foothills real estate market is taking on a distinctly autumn rhythm. From Evergreen to Conifer and Pine to Golden, the so-called “fall pickup” remains a myth. Instead, the market continues its slow seasonal cool-down after the rush of summer.
Inventory is holding steady, though we may see shifts as we head into November. The gap between this year’s numbers and last year’s is narrowing, and that’s a promising sign for balance ahead. Fewer new listings are hitting the market as sellers wait for spring, while pending sales dipped slightly, indicating that buyers are becoming more selective.
Median days on market are up again, which means buyers have more time — and leverage — to make decisions. Price reductions and concessions are becoming more common, with many sellers adjusting before the holidays. For anyone thinking about selling a mountain home in Evergreen or Conifer, now’s the time to focus on presentation and pricing strategy. Buyers are still out there, but they’re cautious, and they’re paying attention.
For attached homes like condos and townhomes, the story looks a bit different. Inventory is still higher than last year, though it’s stabilizing. Median prices nudged upward while averages dipped, showing that mid-range homes are performing best. It’s a balancing act right now — one where realistic expectations and strategic positioning win.
