This week felt like one long effort to get my life pointed in the right direction, literally and figuratively. Organizing has been the theme, and while I am still very much a work in progress, I am making real headway.

I spent a good chunk of time digging into my calendar and my database. If you know me, you know I have a lot of people in my life: clients, friends, neighbors, community members, and humans I genuinely care about. The goal right now is getting more organized so I can stay in touch more consistently and intentionally. It feels good to admit that relationships matter more to me than perfection, and systems are just tools to help me show up better.

Bridger has been playing basketball on Monday nights, which has been a fun rhythm to the week. Add in what felt like an alarming number of dentist visits, nothing scary, just routine, and suddenly my calendar looked like a game of Tetris. The silver lining is that I officially scheduled my and the kids’ next dental appointments for September, on the same day. Future Victoria is already thanking present Victoria for ending the every-other-day appointment chaos.

We also managed to squeeze in a perfect Colorado weekend. After my ladies' walk, we piled into the car and headed up to Keystone. We skied four solid runs, then cruised over to Breckenridge for hot tubs and a sauna. Snow, sunshine, sore legs, warm water, it was exactly what winter in Colorado is supposed to be. Best part? We were home at a reasonable hour, which at this stage of life feels like the ultimate luxury.

Tag and I also did something very adult and very humbling. We went to a chiropractor for a full evaluation. Turns out my spine is shaped like an S, and my hips are about 10 centimeters off. Not ideal. While the provider was a bit far for ongoing care, it was a good wake-up call. We both want to work on posture and overall alignment because neither of us has any interest in becoming hunched-over mountain goblins as we age. Taking care of business now feels like the right move.

At home, the kittens continue to be wildly entertaining. They are growing fast, equal parts chaos and cuddles, and somehow manage to make even the messiest days feel lighter.

One quick holiday recommendation while I’m at it. If wrapping gifts ranks at the bottom of your Christmas joy list, as it does for me, Nanushka Armetta does absolutely beautiful gift wrapping. Truly next-level. Consider this your permission slip to outsource that particular task.

And finally, I just ordered Ancestry.com kits for Tag and me. My mom is British, Tag is hoping to do some genealogy research when we are in England next year, and I cannot wait to see what we uncover about our family roots. Something about knowing where you came from feels grounding, especially when life feels busy.

Showings Are Picking Up, and New Listings Are Coming Soon

On the real estate side, I have definitely felt an uptick in showings across my listings. It has not been isolated to one area either. Pine, Evergreen, and beyond are all seeing more activity. In my opinion, the weather has everything to do with it. When the sun is out and roads are clear, buyers are far more willing to explore mountain homes. Colorado foothills real estate often follows the sunshine, and right now, buyers are out and about.

If you are thinking about moving to Colorado, selling a home in the foothills, or downsizing into something more manageable, this kind of buyer behavior matters. Good weather brings momentum, and momentum creates opportunity.

I also have two new listings hitting the market that I am really excited about.

1212 S Emery St., Longmont, is a fantastic option for someone looking for an investment property. It features three bedrooms, each with its own bathroom, which makes it ideal for renting. Properties like this are incredibly appealing to both investors and buyers looking for flexibility in how they use the home.

99 Mohawk Trail, Pine is a rare and thoughtful layout for mountain living. It is a ranch-style home with just a couple of stairs to enter and no stairs inside. Even more unique, it has two true bedrooms with a three-bedroom septic, something I almost never see. This setup creates options, whether you are thinking long term, hosting guests, or planning ahead.

If you want full details on either property, head to victoriamerchantgroup.com and scroll down to the featured listings section.

As always, I love helping people navigate buying or selling homes in Evergreen, Conifer, Pine, Bailey, Morrison, Golden, Lakewood, Littleton, Arvada, and beyond. Whether you are planning a move now or just gathering information for the future, I am always happy to be a resource.

Here’s to standing up straighter, staying organized, enjoying the sunshine, and making smart moves, both in life and in real estate.
