3-11-26 Life in the Foothills This Week, Snowstorms, Sicilian Street Food, and Being Present
If you live in the Colorado foothills, you know how this story usually goes. You plan a full weekend of fun, hikes, poker nights, and time with friends. Then Colorado does what Colorado does. It snows.
A lot.
This past weekend was supposed to be packed with our ladies events. We had poker night planned and a hike at Maxwell Falls. Instead, we got our first real snow of the season in February, of course, right when everyone had plans.

The upside is that nothing is canceled, it is just postponed. Poker night is now officially happening on March 27th, and our Maxwell Falls hike moves to April 11th, hopefully with sunshine instead of snow boots.
Even with the weather, the weekend still delivered some really great moments. Tag and I took a cooking class at Castles and Kitchens in Conifer, hosted by the always wonderful Francesca. We made Sicilian street food and met three other couples from Conifer. The food was fantastic, but honestly, the conversation might have been even better. Easy, interesting, and the kind of conversation that reminds you how special this foothills community really is.

And then Sunday surprised us.
The snow cleared out,and the day turned beautiful, if just a little slushy underfoot. Our ladies' hike still happened, and it turned into one of those perfect foothills mornings. Fresh snow, sunshine coming through the trees, and great company on the trail.
One funny thing, though. I did not take a single photo.
Not of the hike.
Not of the cooking class.
Not of hardly anything this week.
Which probably means something good. I think I was just too caught up in the moments.
The best moment of the week, though, is the same one every day.
That moment when everyone is finally home. Dinner is getting started, people are moving around the kitchen, someone is tidying up, someone is talking about their day, and we are all just together in the same space.
I wait all day for that moment.
We leaned into that feeling this week with a few family dinners, some board games, and a little extra cooking. Tag and I even managed to sit still long enough to binge Night Agent on a snowy Friday night. I cannot remember the last time I sat still that long.
I also skipped the CrossFit Open workout this week. Sometimes the best move is simply taking a break when you need one. I will be back for this Friday’s workout. It is not like I am competing for the CrossFit Games anyway.
Balance matters. Especially when life gets busy.

Real Estate in the Foothills This Week, Problem Solving and New Opportunities
Busy weeks in real estate usually come with a little bit of everything, and this one definitely delivered.
One of my Evergreen Lake listings unfortunately terminated, which is never the outcome anyone hopes for. The issue involved structural questions related to charring in the attic from a fire that likely happened decades ago.
The good news is we brought in a structural engineer, and the feedback was encouraging. The charring likely looks worse than it actually is and appears to date back to the 1960s. Once we confirm that timeline, the engineer feels comfortable putting that in writing.
There is a lesson in that for anyone thinking about how to sell a home, especially older homes in the foothills.
Preparation is everything.
The best advice I can give homeowners is simple. Be ready for what is likely coming and get out in front of it. Homes have stories, especially Colorado mountain homes that have been around for decades. When you address potential issues early, you remove uncertainty for buyers and keep deals moving forward.
On the more exciting side of things, a new listing hit the market this week that was not supposed to go live for another couple of years. The renter decided it was time to move on, and since we already had photography done, we were able to move quickly.

The Denver Foothills Real Estate Market Is Waking Up
If you have been wondering what the real estate market in Evergreen, Conifer, Pine, Morrison, Golden, Bailey, Littleton, and Arvada is doing right now, the short answer is this.
Things are waking up.
Showings on my listings have picked up noticeably, buyers are actively touring homes again, and interest in well-priced properties is growing week by week.
Interest rates have been holding fairly steady around 6 percent, which is helping bring buyers back into the market with a little more confidence.
This time of year often marks the beginning of the spring ramp-up for the Denver metro and foothills housing market, and it definitely feels like that shift is starting.
For homeowners who have been thinking about selling in places like Evergreen, Conifer, Pine, or Morrison, listing early in the season can be a smart move. You often see serious buyers who have been waiting through winter and have less competition from other listings.
For buyers searching for Colorado mountain homes, preparation is key. Homes that are priced well and show well are still moving quickly, especially the ones with easy access to trails, open space, and that foothills lifestyle people move here for.
