4-1-2026 Life Lately in the Foothills, Spring Energy and Summer Planning
There is something about that moment when the kids go back to school after a break. The house gets quiet again, your schedule starts to find a rhythm, and then your brain immediately jumps to the next thing, summer.
That’s exactly where I am right now.
We are deep in the “what are we doing with Sterling this summer” phase, and if you are a parent in Evergreen, Conifer, or anywhere in the Colorado foothills, you know the drill. The goal is simple, keep them active, outside, and off screens. The execution is… a work in progress. If you have any amazing ideas, I am all ears.
Sterling starts rugby next week, which feels like such a perfect fit. He is one of the most gentle kids most of the time, so the idea of him tackling people still makes me laugh a little. But I love seeing him try something new and step into something that challenges him.
On the flip side, Bridger is stepping into that next phase of independence. He is planning to apply at Brooks now that Marshdale Burger has closed, which honestly made me so sad. That place has been such a staple. You always hope when something like that ends, it is just clearing the path for something even better for the owner.
We also squeezed in some really good life moments this week. Tag and I had a date day at the Fiske Planetarium and saw Astronomica. I wanted to love it, I really did. Instead, I got a little nauseous and may or may not have fallen asleep. Thankfully, we followed it up with ice cream, which completely redeemed the day.
Then there was poker night, ladies hikes at Staunton, and the kind of community that makes living in the foothills feel so special. Every week, there is a new face on the trail. Every week, the conversations are a little different. It reminds you how much people are craving connection up here.

Next up, Maxwell Falls on April 11th. I will be hustling from that straight to an open house in Brook Forest, which feels very on brand for this season of life.

Real estate right now feels a bit like sprinting uphill while answering emails.
You are moving fast, but you are also thinking about ten things at once.
Between prepping for an open house, coordinating help with Adam for signage, and managing everything behind the scenes, it is one of those weeks where you are very aware of how much goes into every listing and every client experience.
One thing that really stood out this week, though: three new Google reviews.
And I cannot overstate how important those are.
If you are searching for a “realtor in Evergreen” or “best realtor in Conifer Colorado,” those reviews are often the first impression. They are the digital version of someone saying, “you can trust her.”
So when you take the time to leave one, it means more than you probably realize. It directly impacts how many new people find me, and ultimately how many people I get to help buy or sell a home in the Colorado foothills.

Behind the scenes, I am also continuing to see more listings that require extra care. Homes with more stuff, more logistics, more emotional layers. These are often families navigating downsizing, transitions, or helping parents move into assisted living.
And that is where I feel the most aligned.
It is not just about selling a house. It is about helping people move through a life transition with clarity, patience, and a plan.
That is the work that matters.
Denver Foothills Real Estate Market, A Little Turbulence but Still Opportunity
Now let’s talk about what everyone is really watching right now, the market.
We had a brief moment where things felt… normal.
Rates were stabilizing. Seasonal trends were lining up. The spring market was starting to behave predictably again.
And then, interest rates ticked back up.
A lot of that is tied to global uncertainty and headlines around war. The market reacts quickly to that kind of news, and mortgage rates follow.
Here is the key thing to remember though.
This is not permanent.
As soon as we start to see positive movement or resolution in those headlines, there is a strong chance rates will settle back down. The fundamentals that were improving a few weeks ago have not disappeared; they are just temporarily overshadowed.
So what does that mean if you are thinking about moving to Colorado, buying in Evergreen, or selling a home in Conifer or Morrison?
Here is the simple version:
- Buyers are still out there, but they are more sensitive to rates
- Sellers need to be priced correctly from day one
- The foothills continue to attract people looking for space, nature, and lifestyle
- The market is still active, just a little more reactive than we would like

The days of throwing a house on the market and hoping for the best are behind us.
But the opportunity to make a smart, well-timed move is still very much here.
