4-15-2026 A Plane, A Pivot, and the Kind of Week That Stays With You
I’m writing this from 30,000 feet on a plane to London… which still feels a little surreal because I wasn’t supposed to be on this flight.
I was supposed to leave tomorrow.
But this morning I checked my seat map, the one that had 40 open seats, and suddenly it didn’t. That quiet little moment of “hmm” turned into a full body “oh no.” So I did what you do when you know you need to move: I found a different flight, made a fast decision, and compressed two days of life into one.
No overthinking. Just action.
And now here I am, WiFi purchased, working in the sky, slightly tired, but also kind of energized. Because there’s something about breaking routine that wakes you up a little.
And if I’m being honest, that’s what I’m most excited about on this trip. Not the schedule, not even the sightseeing, but stepping out of the day-to-day rhythm. That reset you don’t realize you need until you’re in it.
That, and seeing my dad.
There’s something grounding about being with family in a completely different place. Tag meets me Thursday, along with my dad and Magda, and we get a few days to just be before the convention starts. We scored tickets to Project Mincemeat, which I’ve heard is incredible, and beyond that, we’ll probably keep it simple. Wander, explore, maybe hop on a bus and see where the day takes us.
Tag even gets an extra day to hang with a British friend who just happens to be in town. Some things you just can’t plan better if you tried.
Unplanned. A little chaotic. Exactly what I needed.

The Power of Showing Up, In Community and in Business
This past week felt like one of those weeks where everything builds on itself.
Our Maxwell Falls hike was such a good one. New faces showed up, energy was high, and then we rolled right into our Sunday walk like we always do. And yes, I remembered the group photo… after most people had already left. At this point, it’s just part of the charm.
But what’s been really special is watching this group evolve. It’s no longer about me organizing something. It’s about connection. The women are making plans, showing up for each other, and building something that stands on its own. That’s the goal.
And one of the coolest things that keeps coming up is the mix of ages. It never really crossed my mind, but hearing how much people appreciate that diversity has been a reminder that community doesn’t need to look one specific way to work. It just needs people willing to show up.
Next hike is Mt. Falcon on May 9th at 8am, and poker night is May 22nd from 5 to 7. If you’ve been on the fence, just come. You don’t need to know anyone. That’s kind of the point.

Now let’s talk real estate, because this week had one of those stories that reminds you why creativity matters.
I found an off-market home for my buyers by writing 115 letters.
One hundred fifteen.
Targeted, intentional, thoughtful outreach to homeowners in the exact neighborhood they wanted, homes that matched their criteria. Not a blast. Not generic. Very specific.
We got three responses.
And one of them was the house.
Not just any house. The house.
The one my buyers had literally driven by before, pointed at, and said, “If that ever goes for sale, we have to buy it.”
You can’t make that up.
That’s what happens when preparation meets action. When you stop waiting for inventory and start creating opportunity. This is how you find homes in places like Evergreen, Conifer, Pine, or Morrison when options feel limited.

And on the flip side, I also hosted an open house for my Brook Forest listing right after that hike, quick pivot, different hat. It’s getting attention, a lot of interest, plenty of people circling. Just no offers yet.
Which brings us to what’s really happening in the market.

Denver Foothills Real Estate Market, What You Need to Know Right Now
If you’re thinking about moving to Colorado, buying a mountain home, or figuring out how to sell a home in Evergreen, Conifer, Pine, or the greater Denver metro, here’s the reality.
The market is finding its footing.
Inventory is building at a healthy pace, which means buyers finally have choices. That’s creating a more balanced environment, not a slow one, just a more thoughtful one.
Demand is waking up right on schedule. Homes are going under contract, closings are happening, and prices are inching upward. Not dramatically, but enough to show that buyers are still very much in the game.
Showings are also increasing, and that’s one of the earliest signs of movement. People are out there. They’re just being more intentional.
And interest rates have ticked up slightly with global uncertainty, but nothing extreme as of now. It’s more of a pause than a shift.
Here’s the part that matters most.
The market is structured.
That means strategy matters more than ever.
For sellers, pricing correctly is everything. Buyers are informed, they’re watching, and they know when something is positioned right.
For buyers, this is where patience and decisiveness work together. You have more time to think, but when the right home shows up, especially one that fits like that off market story, you move.
Because sometimes the house you’ve been waiting for isn’t going to hit the market.
Sometimes you go find it.
