4-8-2026 A Little Pause, A Lot of Gratitude
This past week was full, the kind of full that stretches you in all directions, but it also had one of those moments that reminded me why I love my life. Sunday was that day. I started the morning with a simple Easter breakfast with Tag’s grandma and parents. Nothing fancy, just time together, which honestly felt like exactly what I needed.

After that, I headed out for my ladies' hike, and the weather could not have been more perfect. For a few hours, I got to just be present. I still answered a couple of texts because real estate never fully turns off, but overall, I actually took a break, and it felt so good. It’s those little pockets of time that end up meaning the most.
The rest of the week filled in around that calm. I had a Bookbabes book club with two of the girls, and we missed one of our friends who was home taking care of her husband after back surgery.
Sterling started rugby, which I wasn’t totally sure how it was going to go after he came home sick early from school, but he rallied and ended up loving it. I am very happy to report he did not throw up at practice. Margaret came into town and showed up with Indian food, which automatically makes her my favorite person of the week.
I am also in full planning mode for a baby shower for my friends from CrossFit who are expecting, and I am genuinely so excited about it. I had such a beautiful shower when I was pregnant with Bridger, and I have been waiting for the chance to pay that forward.
On top of that, I am getting ready to leave for London next Wednesday and crossing my fingers that I score a first-class standby seat. Tag has also been busy planning our summer road trip to Canada, and we rented a camper van for the four of us, which feels like the kind of adventure we will remember forever.

Behind the Scenes of a Busy Real Estate Week
On the work side of things, it has been a whirlwind, especially with travel coming up. I always try to get as much buttoned up as possible before I leave, and this week is no exception.
I have a closing tomorrow, and we moved another one up to right before my trip, which feels really good to have handled ahead of time. At the same time, I have a new listing going live this week, and I am expecting a very busy open house. My goal is to get it under contract before I even get on the plane.
One of the more interesting moments this week was meeting a water well witcher out at one of my land listings. Yes, that is a real thing. He walks the property looking for underground fissures where water flows, and then tries to find where two of those lines intersect, which is apparently the ideal place to drill a well. It was fascinating to watch.
We also had Jordan from James Drilling out there to evaluate everything from a more technical perspective, which balanced things out nicely. And in a very real and slightly embarrassing moment, I realized after the fact that I had been calling Butch “Bruce” the entire time. I will absolutely be apologizing for that. It always feels worse to me when I get someone’s name wrong than it probably should.
This week’s big focus is my new listing at 150 Cedar Road in Evergreen. This is one of those homes that just makes life easy for a buyer. It is truly turnkey, which is exactly what so many buyers are looking for right now. It has a new metal roof, new windows, updated bathrooms, a new hot water heater, and a workshop, among many other amazing features.
The property sits on a full acre with great views, plus it has a chicken coop and raised garden beds, which gives it that perfect foothills lifestyle feel. I priced it a bit below market value on purpose to create strong interest and activity right out of the gate.
The open house is this Saturday from 11 to 2, and I am expecting a lot of traffic. If everything goes the way I think it will, we should be in a really strong position very quickly.
What I’m Seeing in the Denver Foothills Market Right Now
Zooming out a bit, the market right now is really interesting, especially here in Evergreen, Conifer, and the surrounding foothills.
Historically, this exact window, right after spring break and before summer really kicks off, tends to be one of the best times of year for sellers. Buyers are out, they are paying attention, and they are more serious than they were even a few weeks ago. Timing matters, and this weekend is one of those moments where everything tends to line up.
What I am seeing very clearly is that buyers are gravitating toward homes that are move-in ready. If a home is updated, clean, and easy to step into, it is getting attention. If it needs work, it is sitting longer unless it is priced accordingly. There is a pretty sharp divide there right now. That is exactly why a property like my Evergreen listing stands out, because it removes that barrier for buyers.
There is also a bigger picture layer to all of this. As of right now, there has been a two-week ceasefire brokered between Iran and the United States. If that holds, we could see some downward pressure on mortgage interest rates.
Historically, when there is less global uncertainty, rates can ease, and when rates ease, buyer confidence tends to increase. It is something I am watching closely because it has a direct impact on how active our buyer pool becomes.
At the end of the day, this is not a market where you can just list a home and hope for the best. Strategy matters. Pricing matters. Preparation matters. If you get those three things right, you can still have a very successful outcome in this market. If you miss on one of them, it can cost you time and money.
As I head into this next week, I am focused on getting these closings across the finish line, launching this listing strong, and then heading off to London knowing everything is in a good place. And if I can find another moment like Sunday somewhere in the middle of it all, I will take that as a win too.
