If the weather’s been mild, no one told my calendar. This summer schedule is on fire, and not in the fun, tan-lines-and-margaritas kind of way. I’m talking half-day camps, surprise nose injuries, well water issues, last-minute guests, multiple new listings, and a one-woman performance of "How Am I Not Crazy Yet: A Mom’s Survival Musical."

The Personal Plotline: Baseball, Board Games, and Budgeting

The boys just wrapped up two weeks of baseball camp in Evergreen, which means my chauffeuring duties temporarily dropped from full-time Uber driver to part-time shuttle pilot. Bridger is now certified to umpire games and actually gets paid for yelling at children while standing in the sun. A teenage dream, truly. Meanwhile, Sterling got beaned in the nose on Tuesday (no blood, just trauma), and Grammy came to the rescue because she is a literal angel. I don’t know how I’d function without Tag’s parents. They’ve been our MVPs since day one. We even lived with them for a year back in the "let's build a house in Conifer" era. All four of us are in one room. Surprisingly cozy, mildly chaotic, and weirdly sweet.


Speaking of chaos, Bridger had a doubleheader in Brighton last week. Rain delay, late game, long drive, and of course a loss. One game was basically stolen by balk calls, which is, frankly, the most confusing and annoying rule in baseball. Why is awkward movement illegal in a sport full of sunflower seeds and spit?

And while Tag jetted off to L.A. for his next coaching module (not riot-related, thank you very much), I held it down on the homefront, dreaming of our upcoming Cabo getaway. I’m picturing lazy mornings with no alarm, workouts that aren’t interrupted by sibling brawls, and work sessions on a balcony with the ocean whispering sweet nothings to my overcooked brain.


Also, we’re officially entering our Budget Era. Think of a whiteboard in the kitchen where we log all the things we didn’t buy. Exhibit A: Bridger needed a collared shirt for umpiring. Instead of buying a new one, he’s been proudly wearing mine. Yes, my navy blue collared shirt. And it looks so good on him, I’m now manifesting a preppy phase. Button-downs and khakis, please and thank you.

But the highlight of the week? A family game of Catan. Bridger and I are officially addicted. We even downloaded the app (Colonist) so we can battle it out without needing to clear off the dining room table. That moment, just us with no distractions and negotiating sheep for bricks, reminded me why I do it all.

🏡 Real Estate Recap: Rockies Games, Listings, and Market Shifts

While the personal side of life has been a circus with heart, the real estate side hasn’t exactly slowed down either. In just the past week, I brought three new listings to market.

  • A stunning new build in Jefferson that’s basically a retreat center disguised as a mountain home.
  • A 20-acre land listing in Conifer that’s all privacy, views, and potential.
  • And a charming 3-bed, 2-bath ranch in Bailey that’s cute as a button and ready for its next chapter.

I also hosted clients at a Rockies game on Sunday. It was fun, chaotic, and a mild anxiety event when people sat in the wrong seats. Pro tip for next time: label everything. But no one seemed to care, the conversations were great, and I didn’t watch a single pitch because I was talking the whole time. I’m what you’d call an extroverted introvert. I love the people, but I was completely wiped out the second we got home. Bonus: The Mets won. Sorry, Rockies, I’m loyal to my childhood team.

As for the market, inventory growth might finally be leveling out. Detached single-family homes are seeing a slight slowdown in new listings, but buyer interest is actually up compared to last year. Showings are stronger, pending sales are rising, and about 43 percent of homes that sold in May were under contract in less than a week. Buyers have more choices than they’ve had in years, but the move-in-ready, well-staged homes are still flying off the market.

Sellers, now more than ever, it’s not just about listing. It’s about prepping. Buyers don’t want your honey-do list. They want you to buy their rate down and hand them the keys to a turn-key home. We’re still seeing concessions in over 60 percent of closings, but the best-prepared homes are the ones winning the weekend.

So in summary, life has been a lot. But it’s the kind of “lot” I’ll look back on and smile at. Preferably from a balcony in Cabo with an Earl Grey tea in one hand, a contract in the other, and the ocean reminding me that somehow, it’s all working out.
