Life Lately: Bingo Wins, Hot Tubs, and Birthday Feels

You ever have one of those weeks where you’re not sure if you need a nap or a standing ovation? That’s been me lately, running around mixing family fun with nonstop work in what I can only describe as a beautiful storm of chaos.

Friday night, we kicked things off with a serious B-I-N-G-O showdown at Conifer High School. Our table was on fire with four wins out of eight rounds, including one from Sterling! He had a friend with him who didn’t win, but I was so proud of how gracefully he handled the moment. A little skeptical, a little nervous (it’s intimidating walking your card up to the judges), but ultimately proud and humble. Life lessons, right there in the multipurpose room.


Sunday brought a day trip up to Alma for a listing appointment, but the real highlight was afterward. We headed to Peak 8 in Breckenridge, and between the hot tubs and the sauna, I had one of those rare “pause and breathe” moments. Sterling and I sat on the couch after our soak, just watching silly reels and waiting for everyone to get ready. Nothing profound happened, and maybe that’s the magic.

And then, somewhere between all of that, I turned 41. It’s not a flashy age. No milestone, no over-the-hill gag gifts, just another candle on the cake. But I’ve decided aging is a privilege I plan to enjoy, even if my body sometimes needs convincing.

We’re celebrating with a baseball game this weekend, which feels perfectly on brand. Family, sunshine, maybe a hot dog or two, and time to just enjoy this wild, weird, wonderful life.


Real Estate Recap: Clean Wins, Hail Hits, and Full Calendars

Now let’s talk business. A notoriously tough inspector recently called one of my listings clean and I nearly fell out of my chair. If you know inspections, you know how rare that is. Sure, we’ve still got a sewer line to deal with, but hearing “clean” from that guy? A real win. I’m so excited for my clients.

Saturday was a tag-team kind of day. Adam hosted an open house for our Bailey clients while I held one in Evergreen. Traffic wasn’t wild, but we had two serious buyers come through, and in today’s market, that’s a success.

Let’s talk about the chaos that literally fell from the sky. On Saturday the 23rd, I was mid-showing when the heavens opened up and unleashed a hailstorm so loud I thought the windows were going to explode. My clients and I had just made it into the house, watching the storm from what we thought was a safe distance... until the hail started hitting the roof like a drumline gone rogue. Honestly, it rattled me. But then came Monday’s silver lining. My hail deductible? Just $100. And no premium increase, since it was officially considered an “act of God.” My mood went from shaken to celebratory real quick.

The listing train is rolling. One just launched in Thornton, and I’ve got new ones coming soon in Conifer, Lakewood, and Alma. Add to that three buyers and one seller currently under contract, and let’s just say... I’m not bored.

Tuesday may have been one of the busiest days of my life. Morning showings, then a round of office work, followed by two more showings in the afternoon. Just when I thought I might sit down, it was time for Bridger’s back-to-school night and a DECA meeting. Oh, and in the midst of all that, an inspection resolution was finalized and an appraisal came in right on the mark. Cue the audible cheer in my truck. Nothing like a quiet solo victory moment to keep you going.

So here we are. It’s the 28th, I’m 41, and somehow still standing, with tea in hand and a calendar full of opportunity.
