My Week: The family and I finally saw the new Spider-Man, and I have to say, it delivered. The last one wrecked us. Even Bridger cried, and that kid does not cry at movies. This one had way more heart and way less devastation, and yes, there's another one coming. Here's hoping we don't wait five years for it.

Lisa and I hit up a mocktail event and discovered Gruvi, a non-alcoholic drink brand that's genuinely delicious, not "fine for something without alcohol" delicious, actually good. We mixed one of their beverages with basil, lime, honey, and blackberries, and it was the best drink I've had all summer. You can grab Gruvi at Safeway, and I will absolutely be stocking up.



Sterling wrapped up sleepaway camp and started Innovation Learning day camps, which he hates, exactly as predicted. Some things you can set your watch by.

I got to see two of my three book babes this month. One of them had a heart attack. She's doing okay, doctors think medication will manage it, but no heart attack is a good one and I've been thinking about her a lot. She's one of the toughest women I know, and honestly all my book babes are. They've earned that toughness the hard way, and I wish none of them had to.



I've also been climbing back into my 4:45 am meditation habit. It is early. It is worth it. My days run so much better when I keep it up, so we'll see how long this streak lasts.

My Summit Sisters Social Club is still going strong too. We did our Sunday hike at a new spot, Flying J Ranch, and somehow that wasn't enough hiking for us, because we're meeting Thursday morning again for an extra one, then tackling a long hike up Evergreen Mountain Friday morning, and back at Staunton State Park next Sunday. I love these ladies so much. I don't think they even know how much.

This weekend is stacked. My bestie Sonny and her husband Matt, also one of my closest friends, are in town for a wedding, one of Matt's oldest friends is getting married. Sonny and I have been friends since our oldest kids were in kindergarten, they're sophomores in high school now, and Sonny, our friend Molly, and I all have matching tattoos. Molly works at Cactus Jacks, so Friday night we're posting up there during her shift. Sunday afternoon we'll get more time together before they head back to Georgia, which they moved to a couple years ago and which I am still not over.

Saturday night I'm at the drag show at Snowpack with a group of my favorite ladies. Monday my Keller Williams office is doing Film on the Rocks at Red Rocks, Jurassic Park, and I love my officemates enough that this counts as a highlight of my month. Next Friday I'm off to Savannah Bananas with my friend Lisa. Earlier this week we stopped by Tag's grandma for her 99th birthday, hugs, cookies, and flowers before the real party at brunch this weekend. She looked incredible but still not super mobile. My personal life goal is to still be lifting weights and able to walk a mile at 99. A pull-up would be a nice bonus.

I am exhausted just typing this out. Naps are in my future.

This Week in Real Estate: My Real Estate Life

On the business side, August is a big month. I've set a goal of 10 appointments with people who are planning to buy or sell a home in Jefferson County or the foothills sometime in the next year. Three down, seven to go. I need to hit this goal to justify bringing someone on full time in the office, not to sell homes, but to take the administrative load off my plate: paperwork, scheduling, the stuff that eats hours and doesn't need to be done by me specifically. What I really want is more time with my clients and less time buried in logistics.

Long-term, I'd also love to work remotely for a couple months a year when it's cold, knowing someone reliable is holding down the fort here. So if you know anyone thinking about buying, selling, or downsizing out of a longtime family home, send them my way.

I also have a transaction that keeps getting pushed. My buyer is waiting on their house in California to close, and I've learned more about the California home buying process than I ever expected to. It's similar to Colorado in the broad strokes but slower in almost every particular. They were supposed to close July 16th. It's now the first week of August. I feel for the sellers on this end, they deserve a real answer, and I can't give them one yet.

Sometimes the honest answer is just: we'll get there, I don't know when, and we have to sit in that.

The Market: The Denver and Foothills Market Update

Quick market update. The Federal Reserve held its benchmark rate steady this week at 3.5 to 3.75 percent, though three voting members pushed for a hike, and expectations for a rate increase at the September meeting are growing. The Fed rate isn't directly tied to mortgage rates, but they tend to move together over time, so a September hike could nudge mortgage rates up as we head into fall. As of this week, 30 year fixed rates are sitting around 6.59 percent.

In Denver metro, inventory just hit its highest point in a decade, and the median closed price held at $585,000 for the second month running. Homes that are priced right are still moving at a reasonable pace, but the ones sitting are usually the ones that needed a price adjustment and didn't get one soon enough. That's good news if you're a buyer: more selection, more negotiating room, less pressure to waive everything just to compete. It's also a strong window if you're a move-up or move down buyer with a home to sell first, since sellers are more willing to consider a contingent offer when the market has slowed. If you're thinking about moving to Colorado or planning to sell a home in Evergreen, Conifer, or anywhere in the foothills this fall, let's talk about what that means for your specific situation. Foothills inventory and pricing tend to behave a little differently than the metro numbers as a whole, so I'd rather run your numbers directly than guess from a headline.
