3-18-26 Another Busy Week in the Foothills, Real Life, Real Estate, and a Little Bit of Chaos

If you’ve ever wondered what life really looks like behind the scenes of a foothills realtor, a mom, and someone just trying to keep it all together, this week pretty much sums it up.


Life Lately, Birthday Chaos, CrossFit Wins, and a Sound Bath Reset

Another busy week in paradise, and I mean that in the most honest way possible.


You wrap up the final workout of the CrossFit Open and feel proud. You didn’t log your score, you kind of messed it up, and still, you know you showed up and did the work. That counts. Give yourself that win.


Then you shift gears completely. Dinner at Thai 202 in Conifer with a friend and a whole table of new faces, the kind of night that reminds you how good it feels to connect. After that, you head to Taspen’s for a sound bath and acupuncture. You choose stress relief and heart, and looking back, that feels like perfect timing. Almost like you knew what was coming.

Then comes the main event, Sterling’s 10th birthday.


You think you have a great plan. Keep it simple. Take a few boys out, let them pick the night, make it special. Except… 10-year-old boys don’t want simple. They want energy. They want noise. They want as many friends as possible.


So suddenly you’ve got seven boys at Main Event for three hours. Ropes course, laser tag, bowling, total chaos in the best way. Before that, McDonald’s with the play place. On the way home, Domino’s at 10 pm. Finish it off with Oreo cake.

A picture-perfect, nutritionally questionable, completely unforgettable night.


And then, the moment that makes the whole day. Driving down, one of Sterling’s friends requests Maneater by Daryl Hall and John Oates. Not a remix. The original. An old soul in a car full of chaos. You can’t make that stuff up.


And yes, you actually got some photos this time. Proof that it all really happened.

Real Estate Reality, The Part You Don’t Always See

Now let’s talk about what’s happening behind the scenes in real estate, because this week was… a lot.


This is one of those weeks where things got stressful in a way I can’t fully share yet. And if you’re in this world, you know exactly what that means. There are moments in real estate where you’re holding a lot at once, timelines, emotions, negotiations, and other people’s futures, and you don’t always get to talk about it in real time.


But here’s what I can say.


The market right now can feel like it’s moving fast and then suddenly not moving at all. Buyers can be fully in one minute and completely out the next. Deals that feel solid can shift. Situations can change quickly.


And that’s where experience matters.


This is why I don’t rush decisions. This is why I let things breathe. This is why I protect my clients from reacting too quickly to what looks good in the moment.


One of the biggest things I do is wait to change status in the MLS until we receive earnest money. Because that’s the first real signal that a buyer is as serious as they can be at that stage.


Not perfect. But real.


It’s easy to get caught up in excitement. It’s harder, and more important, to stay steady when things feel uncertain.


What This Market Means for Buyers and Sellers in the Denver Foothills

If you’re thinking about moving to Colorado, buying a home in Evergreen, Conifer, Pine, Morrison, Golden, Lakewood, Bailey, Littleton, or Arvada, or even selling a Colorado mountain home, here’s the honest take.


This market is strong, but it’s also sensitive.


Interest rates have ticked up slightly with global uncertainty, but compared to last year, they are still more favorable. And there are more buyers in the market than we saw this time last year.


So yes, there is opportunity. But there is also unpredictability.


For buyers, this is your moment to get clear.


If you want a house, be serious. Don’t play games. Don’t write offers just to “see what happens.” The decisions you make directly affect a seller’s life, their move, their finances, their next chapter. When you step in, step in with intention.


For sellers, this is your moment to stay grounded.


Just because you receive an offer, even a strong one, doesn’t mean you rush to accept it. Let it sit. Let it breathe for 24 hours. Watch what happens. Buyers can get cold feet just as quickly as they got excited.


The strongest offer isn’t always the one with the highest price. It’s the one that actually makes it to the closing table.


That’s the one that matters.


And if you’re navigating downsizing, helping a parent transition, or managing the sale of a long-time family home, this matters even more. The stakes are higher. The emotions run deeper. The details count.


Take your time. Ask questions. Make decisions that hold up not just today, but 30 days from now when everything is real.

This week is a reminder of something simple.


Life moves fast. The market moves fast. People change their minds.


So you stay steady.


You show up. You do your best. You take care of your people. And at the end of the day, you sit in that moment when everyone is home, dinner is happening, and for a second, everything feels exactly right.


That’s the win.
