2-11-26 Life Lately: Strong Bodies, Stronger Community, and a Little Chaos

It’s been busy. But honestly, when is it not?

Last week I did CrossFit six days. Not because I’m suddenly auditioning for the CrossFit Games, but because I’m chasing something very specific, the 200-class shirt my gym gives out. Between trips and real life, that means some weeks I stack classes. So here we are.We also had a special Saturday workout to test one rep maxes. I went with a friend because that sounded like fun. And it was. Also humbling.

I’ve lost some strength compared to my strongest season, which is frustrating, but I’ve also lost weight recently, so it tracks. This is where I’m choosing practicality over drama. My goals right now are clear and grounded. Deadlift 205 with good form, not the sketchy kind I’ve done before. String together 10 toes to bar, which feels ambitious considering I can currently do two, but two is also more than I have ever done in my life. Bench 100. My PR is 85, my current best is 80, and that last 20 pounds is a mental game as much as a physical one.



So the focus moving forward is building muscle. Simple. Not easy, but simple.

On the community front, the ladies walk continues to be one of the best things I’ve started. This past week, we had 10 women show up. Ten. A bunch of new faces over the last couple of weeks, and it genuinely feels like this group is what we have all been looking for without knowing how to name it. The connection is real. I wish I could spend more time with them each Sunday, but I trust that in time I’ll get to know everyone. What I love most is watching connections form that have nothing to do with me. That ripple effect is the whole point.



One of those connections led to a very reasonably priced basketball coach for Bridger. He can’t play baseball anymore because of his elbow, but he’s loving basketball. He had a game this week and scored two three-pointers and one two-pointer. Proud mom moment, even though I missed two of the shots because I had to go to the bathroom. Parenting is glamorous like that.

Sterling has been homesick, Bridger was sick recently, too, and it feels like everyone everywhere has been sick. Thankfully, the rest of us have avoided it, and Sterling heads back to school tomorrow.

Valentine’s Day is this Saturday, in case you forgot. Tag has something planned for Friday, I have an open house on Saturday. Very romantic. My mom is also coming next week for 10 days, which will be fun and also require strong boundaries and excellent scheduling. Wish me luck.

Real Estate Check-In: Prime Season Is Here, Now What Are You Going to Do With That?

Let’s talk real estate, coach style.

We officially got my Wamblee listing under contract early this week. Cue the confetti. It involved two buyers, a sick lender, and what felt like a partridge in a pear tree, but we got there. This is what transactions look like in real life, not smooth, not linear, but very doable with the right guidance.

I also have two new listings that hit the market this week, plus a ton of activity on my half-built house listing. At this point, I have three cash buyers asking all the right questions. That matters.

Now zooming out to the Denver Metro real estate market, week of February 2nd through February 8th, 2026.


We are officially in prime selling season, which historically runs now through Mother’s Day. Inventory is up about 2 percent week over week, meaning buyers have a little more choice. Homes going under contract dipped slightly, about 6 percent, likely due to Super Bowl weekend and one less shopping day. That’s noise, not a trend.

Here’s what actually matters.

Median days on market are holding steady at 53 days. Month’s supply is relatively flat. Mortgage applications are up roughly 14 percent year over year, which tells us we have more buyers now than we did at this time last year. Interest rates are hovering around 6 percent for the first time since 2022. Buyers are paying attention.

So let me ask you the question I ask my clients.

What are you pretending not to know?

If your goal is to sell in 2026, the window is open. Not wide open forever, but open. If you’re thinking about moving to the Colorado foothills, or moving within Evergreen, Conifer, Pine, Morrison, Golden, Lakewood, Bailey, Littleton, or Arvada, this is a market that rewards preparation and good advice.

Buyers, this is your nudge to get off the fence before prices rise. Sellers, this is your reminder that timing plus strategy beats waiting for perfect conditions that never arrive.

Take inventory. Ask yourself what you actually want your life to look like this time next year. Then take action. Do it.
