6-19-2025 Personal Life: From Sleepaway Camp to Cabo Sanity
Last week was... a lot. With Tag out of town, I’m now convinced that raising children requires three adults, a shared calendar, and maybe a referee. Without that coordination, you might end up bringing your child to an open house, which I did. But honestly? No one showed up, and it turned out to be kind of lovely. My youngest was on his best behavior, and we got some rare one-on-one time before I dropped him off at sleepaway camp. The universe clearly knew I needed that pause before the next wave of chaos.
Sterling is now off in the woods, sleeping in actual teepees and living his best life, probably covered in dirt and loving every minute. He also, "accidentally on purpose," forgot his toothbrush. Naturally, he wasn't going to say a word, so I had to call the camp and give them a heads-up before he went a full week just raw-dogging his enamel.
Bridger, meanwhile, officially became qualified to umpire baseball games. He hasn’t started yet, but he's ready to make more money per hour than I did in my first year in real estate. He’s excited, and I’m sliding life lessons into conversations about gear and game schedules like a ninja.
I set up Roth IRAs for both boys because I’m on a mission to break some generational money habits. Bridger’s got $3,400 in there already, and I’ve been trying to show him the magic of putting in $100 a month until he’s 65. Sounds like a boring punishment to a teenager, but I swear he could hit a million bucks. I might need to make a meme or a pie chart to really sell it.
I’m finishing this post from the balcony of our room in Cabo, staring at the ocean and soaking in the sweet, sweet silence of not being in charge of dishes, laundry, or chauffeuring anyone anywhere. We’re here for a yacht wedding for my friend and former landlord, Roger. I met him in 2017 when I opened a virtual reality arcade, and he was the kind of landlord who actually helped me build out the space instead of raising rent every five minutes.
Roger’s one of those rare people who built something out of nothing. He started with pay phones and ended up with real estate, businesses, and a pretty awesome life. One thing I’ve learned from him is that success isn’t about luck. It’s about grit, belief, and a healthy dose of stubbornness. If you’ve done it once, you can do it again.
Also, yes, we signed up for a timeshare presentation. Don’t judge us. We didn’t want the all-inclusive since we don’t drink and weren’t looking to buffet our way into a food coma, so we opted for the free shuttle and discounts in exchange for 90 minutes of awkward eye contact and sales tactics. Now we’re hearing the presentation is more of a half-day marathon. My plan? Fake a work meeting and make a break for it. Wish me luck.
Real Estate Recap: Slower Isn’t Broken
On the business front, I’ve got six active listings right now. Three homes, three land parcels, and more in the pipeline. The market has slowed down, but only compared to the absolute circus of a few years ago.
Let’s be honest. We all got a little spoiled when homes sold in 24 hours with 20 offers and buyers writing love letters to your kitchen island. That wasn’t normal. That was caffeine-fueled chaos.
Now, things are leveling off. Interest rates are holding, prices are dipping slightly in some areas, and buyers are leaning toward homes that feel updated, clean, and ready to go. If your house looks like a “before” photo on HGTV, it's going to sit longer unless it’s priced accordingly.
This is a market where strategy wins. Pricing, presentation, and preparation matter more than ever. So if your home isn’t getting traction on day one, it’s not broken. It just means we’re back to reality, where selling a house requires more than listing it and waiting for the offers to roll in.

This week was a solid reminder that success comes from showing up, slowing down, and occasionally escaping to Cabo. Whether I’m wrangling listings, talking teens into Roth IRAs, or plotting my exit from a timeshare pitch, it’s all about being in the moment and adapting as you go.
